The pandemic has made it difficult for anyone to relax. Beyond being a drag on the core business of a hotel, the sale of rooms, it has also been an attack on ancillary revenues, such as spa activities.

Hotels with spas had to evolve cautiously during the pandemic, finding corners to cut without too much jeopardizing the promise of a serene customer experience. What they found, according to the data, was that the reductions in staff and some equipment were blessings in disguise, producing efficiencies and greater personalization of the customer experience.

Smart cost reduction

Reduced services and social distancing regulations have resulted in significant savings in spa operations this helped to inflate the results, even in the face of reduced income.

“The savings came from the reduced hours that were implemented by the spa, allowing us to only schedule one person per day. “ said Catherine Davalle, Spa Director at Acqualina Spa by ESPA, at the Acqualina Resort in Miami. This measure made it possible to avoid having to use several receptionists or spa agents to cover longer opening hours.

“Cost savings have also been achieved with our equipment, such as toothbrushes, combs, hairbrushes and razors, which are now available on demand rather than free.” Davalle added. “Before, in the lockers, we had boxes [of amenities]. Now we let customers know what amenities are available, upon request. “

Also, Davalle said, “In the lounge, we used to have a pleasure bar with tea and our signature cookies. Now, because of the Covid, we offer a tea service on demand. “

Such efforts seem to be paying off. According to HotStats data, in May 2020, in the midst of the pandemic, the spa profit per room available at full-service establishments in the Americas was – $ 0.31. Fast forward to a year later and that metric has jumped to $ 0.89, a 387% improvement.

At luxury hotels in the region, the same KPI soared in May 2021, reaching $ 4.42 after dropping to $ -1.46 in May 2020.

Change for the better

Meanwhile, changes made last year to reduce costs have allowed spas to make improvements and become more efficient.

“We saved around 30% on equipment and we took advantage of this saving to implement new standards, which will have a greater impact on the experience of our customers. “ Davall said.

For example, she says, “We are now offering pool amenities such as chilled grapes, frozen lemonade and fresh little towels, adding touches to delight guests. “ The spa also added a new treatment, Himalayan Salt Stone Back Massage, in which guests take the stones with them for use at home.

In the future, she continued, “We keep the hours reduced because we still don’t have a full staff to cover all areas for longer hours, and creating the equipment on demand allows us to spend money in other areas, such as than pool equipment, to improve the customer experience. “

Other properties are turning the tide of savings during the pandemic, fulfilling a need that arguably is vital to profitability: customer service.

“When we reopened our spa, we cut our healthy snacks to discourage communal meals – which was a short-term cost savings – and we discontinued group fitness classes. “ said Derek Hofmann, senior spa manager at Four Seasons Resort Orlando at Walt Disney World Resort.

But, he added, “We have started to take up these offers because they are important points of service contact for our customers. Getting back to normal with offers like these represents an increased cost to our immediate post-pandemic operation; however, we believe they are important service elements in improving the overall experience of our spa customers, which justifies the relatively small erosion of profitability.

A Santa Monica landmark dating back more than 100 years, the Henry Wyse / Charles Morris House designed by eminent architect Robert D. Farquhar remains a stellar example of neo-colonial and artisanal aesthetics. After a four-year restoration and re-imagery, the transformed property now presents itself as a new luxury development that combines classic architecture with the highest standards of luxury amenities and details.

Led by heritage expert Mark Tabit, the project involved a team of architects and artisans who divided the house built in 1910 into two private residences, each offering over 3,000 square feet of living space, upscale kitchens, private patios, and stunning ocean views. . Add an exclusive 3,000 to 4,000 square foot modern complex of condominiums, community gardens and ample outdoor living space, and it’s hard to find anything comparable in Santa Monica, says luxury specialist Bjorn Farrugia from the brokerage firm Hilton & Hyland based in Beverly Hills. .

“These are large scale ocean view properties with rooftop terraces and an architectural pedigree that make them one of a kind. There’s nothing like it in Santa Monica right now, ”says Farrugia.

Valued at over $ 7.75 million, the two primary residences are entering the market at the perfect time, according to Farrugia, who shares the exclusive list with real estate luminary Rick Hilton. As the top-producing agent puts it, the Santa Monica market, particularly in the $ 6 million and category, has been operating at breakneck speed, with a lack of inventory and renewed interest fueling the market. burning market.

“We almost doubled the number of transactions in the first quarter of 2021 (compared to the previous year). The price per square foot has increased dramatically, and you have Rick Caruso’s new Palisades Village shopping district just north of Santa Monica which is helping to attract new customers, ”says Farrugia.

The most productive agent thinks Palisades Village has added a whole new vibe to the area. “People love it: Popular neighborhoods like Alphabet Streets in northern Montana and near the Caruso development are a fun place to be. You can walk out of your house and don’t need a car. It has been great for the community, ”he adds.

During the pandemic, Santa Monica’s steadily rising prices even boosted the market for trophy properties. Earlier this year, Vice Media co-founder Shane Smith made history by selling his 3.35-acre resort bordering Santa Monica and Pacific Palisades for a staggering $ 48.67 million, according to the Los Angeles Times. In nearby Brentwood, prices have peaked at $ 44 million.

“Prices are going up dramatically, especially for trophy properties and new builds. A lot of people are buying right now, and they are savvy buyers and know exactly what the quality should look like. Fortunately, we have some great products to sell, ”he says.

As the summer buying season continues to heat up, Farrugia does not expect Farquhar units to linger in the market. “Nothing has been built like this on Ocean Avenue for a long time, and I don’t think you’ll see anything like it anytime soon. These are meant to evolve quickly.

It would be one way to enhance this seemingly endless and always crowded sea vacation: Italian designer Pierpaolo Lazzarini, founder of Lazzarini Design, suggests a more luxurious approach to the cruising experience with his new concept for SeaFlower. In the process, it offers a more intimate and personalized experience, thanks to the gadget of creating a main bridge in the shape of a flower.

SeaFlower was officially presented at the end of June 2021 and, while it remains in the concept stage and there are no plans to put it into production, it is a perfect fit for the Italian month of self-evolution. We’re having a virtual party for all things Italian throughout the month of July, and we couldn’t do it without mentioning Lazzarini, one of the most striking and eccentric designers of recent years.

Born in Rome in 1982, Lazzarini does everything from real products to re-imaginations of classic cars, flying cars and superyachts. Over the years he has even done a few projects on architecture, although they are at the intersection of naval design and architecture: floating islands or beach resorts, some of them enduring and all, without exception, dripping with luxury amenities.

One of Lazzarini’s most publicized projects is also the one that came true some time ago. This would be the famous Jet Capsule, a bubble-shaped motorboat, masquerading as a “mini-yacht” which aims to redefine aquatic mobility over short distances by offering a pristine platform that can be customized according to the owner’s needs.

We have already discussed several Lazzarini projects. Most of them will never leave the page they were drawn on (figuratively speaking), but even so, they still stand out for daring to dream bigger. If Lazzarini had another motto apart “Think about the future, never forget the past …” it could very well be “Never be afraid to swim against the tide, because that’s one way to get noticed. Or something like that.

This also applies to its SeaFlower cruise ship, a very luxurious but decidedly more relaxed version of the cruise ship. With room for 100 passengers and 100 crew members, SeaFlower would have an overall length of 100 meters (328 feet), a width of 32 meters (105 feet), and a draft of 8.50 meters (28 feet). ). Like today’s cruise ships, it features a stacked structure for the decks, but makes them more airy and intimate thanks to the flower-shaped main deck.

The main lounge is located aft, with the decks flaring out from the main pool like the petals of a flower. Here you will find the guest apartments, each with its own lawn area and some with smaller private pools, as well as bridges, water tunnels and a hidden waterfall. If you get slightly anthropophobic looking at today’s cruise ships, the view of the SeaFlower lounge could probably relax you – if not make you dream of going up there someday.

Amidships is the helipad with storage space, providing easy access on board, and everything else covered with solar panels. Lazzarini, it seems, has heard complaints about how the cruise industry is largely responsible for the pollution of our oceans and he’s ready to do something about it. The project, as currently detailed on the official website, does not list any propulsion systems, but based on the presence of solar panels it is probably safe to assume that the sustainability aspect of the cruise ship is taken into account.

Ahead there are a few “Visual bridges” with separate pools. This is how Lazzarini ensures that while remaining a collective experience, his cruise ship also provides privacy and seclusion whenever guests want.

The project also notes that SeaFlower could be fitted with extendable decks, for a striped look and even more room for guests. The designer takes his stated goal of offering “A new cruising experience” very seriously, if only hypothetically at the moment.

The interior is not detailed, but since SeaFlower offers so much outdoor space for guests to play in the water, sunbathe, or do outdoor activities, the interior is likely a space for socializing. Since this is a cruise ship, there would be at least one restaurant and dining room, various lounges, entertainment center, gym, and spa. Since Lazzarini paints such an attractive image on the outside, the inside has to match.

As stated above, there are no plans to build SeaFlower. That said, Lazzarini still notes that his plans are only a step away from reality, provided someone rich enough comes to order them.

Gardens and grounds can greatly enhance your home experience. It’s a simple equation: more greenery and more natural beauty equals more serenity. When you add equipment, it increases the fun.

Swimming pools are always desirable, but now more than ever, buyers want ideal lush grounds to congregate, according to Allie Beth Allman & Associates. Whether on a landscaped patio, in a tree covered courtyard, or next to a poolside bar, people want to spend time entertaining and relaxing in a well-designed outdoor space.

Better houses and gardens signals a new trend outside Norway for 2021: friluftsliv (Pronounced “free-loofts-liv.”) This roughly translates to “outdoor living”. For homeowners, that means making outdoor living spaces as comfortable as indoor spaces, with furniture, rugs, fireplaces, and privacy screens to create distinct rooms.

The Allman experts have lists with gardens and outdoor spaces to see. Here are four recommendations.

The 0.65 acre home located at 4219 Park Lane in Preston Hollow recently hit the market. With mature trees and landscaping, the property exudes tranquility from the moment you walk through its doors. Each room offers peaks of greenery.

Designed for entertaining, the backyard features an outdoor kitchen, swimming pool and lawn. Juli Harrison and Joseph Flores hold the list.

The Craftsman-style house represented by Richard Graziano at 5407, boul. has a large porch and an interior with open spaces and high ceilings. The main living room has floor-to-ceiling sliding glass doors that blur the line between indoor and outdoor living. The backyard has a terrace with a built-in barbecue and a grassy area.

Erin Mathews and Allie Beth Allman represent the residence at 6920 Vassar Ave. at Volk Estates. Built in 1959, the 14,181 square foot home has large rooms and is surrounded by green spaces. Mario Nievra has reinvented the course, which spans almost an acre and includes flower beds, rose gardens, oak trees and a nine-hole putting green.

Bev Berry represents the house at 4206 Middleton Road in Preston Hollow, which offers a completely different style. The Garden District of New Orleans inspired the design of this property, so landscaping was a priority.

An oasis for parties, the backyard has a swimming pool, cabana, bar, barbecue and TV surrounded by trees, bushes and flowers.

Allie Beth Allman & Associates’ luxury real estate boutique leads DFW in the sale of homes valued at $ 3-6 million, according to statistics from the Multiple Listing Service. Connect with an expert agent at alliebeth.com.

Welcome back to the real estate newsletter. As the summer gets hotter, the deals get bigger and this week’s headlines have been dominated by some of the larger and more expensive mansions on the market in Southern California.

Two of the most intriguing lists were linked to two big names. The most expensive of the pair came to the Beverly Hills Post Office, where the lavish compound of the late Microsoft billionaire Paul Allen hit the market for $ 55.5 million. The house itself is fine and all, but the amenities are the selling point; it includes a stand-alone cinema building, a 9,200 square foot recording studio, and a glass funicular that transports guests from the scenic pool to the tennis court.

A few kilometers east of Hancock Park, Shonda Rhimes hopes to continue the momentum. Fresh out of her lucrative deal with Netflix, the prolific producer has listed her century-old home for $ 25 million, which she renovated with the help of Barack Obama’s interior designer, Michael Smith.

Hidden Hills has seen some action too, with Sixers star Ben Simmons buying a daring black farmhouse for $ 17.5 million. There is no basketball court, but there is a guesthouse, two swimming pools, and a floating staircase that winds around a bonsai tree.

If mansions aren’t your thing, check out something smaller: a 740-square-foot accessory living unit hidden behind an Echo Park home that mixes Craftsman and Scandinavian styles. A living concoction of glass and greenery, the ADU somehow saves enough space for the owner’s Platoon.

Good business news: The LA County office rental market is slowly stabilizing after the pandemic left the market in its worst condition since the Great Recession. Businesses are still losing space, but at a slower pace than a year ago.

While keeping up to date with the latest news, visit and like our Facebook page, where you can find real estate stories and updates throughout the week.

The billionaire’s house is full of toys

The 3-acre expanse features a 1920s main house, guest house, recording studio, movie theater, and a glass funicular that runs from the pool to the tennis court.

When Microsoft Corp. co-founder Paul Allen died in 2018, he left behind a collection of prized real estate spanning the country, including a sprawling ranch in Idaho, a Manhattan penthouse, a mansion in the Bay Area and a glut of waterfront homes near his hometown of Seattle. His last home went up for sale at the Beverly Hills Post Office: a lavish hilltop residence that is up for grabs for $ 55.5 million.

The spectacular Spanish-style retreat is Allen’s second property currently available in 90210. A few miles west, his legendary land known as Enchanted Hill – an undeveloped 120-acre parcel overlooking the city – is listed at $ 95 million.

The $ 55.5 million offering is more move-ready, with five structures occupying a leafy, gated complex that spans more than 3 acres. There is a 9,500 square foot hacienda built in the 1920s, a 1,900 square foot movie theater building, a 1,700 square foot guest house, 1,100 square foot staff quarters and a studio. steel and glass recording unit spanning nearly 9,200 square feet.

Another highlight is the funicular, a glazed box that runs from the pool terrace to the tennis court at the bottom of the property.

Rhimes plans another successful deal

Built in 1923 by Elmer Gray, the spectacular villa also includes a guest house, swimming pool, spa, cabana and secret garden.

Days after signing a massive deal with Netflix that will allow her to continue working with the streaming service for five more years, Shonda Rhimes is looking to sign another at Hancock Park. The prolific producer behind “Grey’s Anatomy” and “Scandal” has listed his 12,000 square foot villa for $ 25 million.

If it gets its price, it will be the most expensive sale in the affluent neighborhood so far this year.

Records show that Rhimes took over the historic estate for $ 8.8 million in 2014. She’s not the only notable name linked to the property: it was built nearly a century ago by Elmer Gray, the Pasadena architect behind the Beverly Hills Hotel and the Huntington Art Gallery. Most recently, it belonged to actress Patricia Heaton, who starred in the sitcoms “Everybody Loves Raymond” and “The Middle”.

While there, Rhimes completely remodeled the Mediterranean-style mansion with the help of Michael Smith, the interior designer President Obama hired to renovate the Oval Office in 2010.

Another NBAer arrives in Hidden Hills

Sixers star Ben Simmons plays basketball in Philadelphia, but he recently bought a West Coast outpost, quietly losing $ 17.5 million at a brand new farm in Hidden Hills, confirmed the Times. The deal was made off the market.

The Australian point guard joins a crop of NBA stars who have flocked to the gated community outside of LA, including Paul George, Tyson Chandler and Dwyane Wade, who paid $ 17.9 million for a 17,000 mansion. square feet in Hidden Hills last year.

Simmons’ Square is 12,000 square feet and joins the all-black farmhouse trend with a spectacular exterior of charcoal-colored brick, glass, and rustic wood. Tucked away at the end of a cul-de-sac, the 1.5-acre lot features two motor lots and a backyard with a pool, spa, wood deck, patio, and cabana – as well as a similarly styled guesthouse that borders a swimming pool of its own.

An ADU hidden in Echo Park

Gail Otter's ADU, located behind her two-bedroom Craftsman House.

Gail Otter’s Accessory Living Unit, or ADU, blends in with other Craftsman homes in the neighborhood.

(Mariah Tauger / Los Angeles Times)

When Gail Otter bought a charming craftsman Echo Park in 2001 on land zoned for two units, she knew she wanted to add a second home at some point on the 5,000 square foot lot, writes Lisa Boone.

In 2018, Otter reached out to Amy Shock, a designer with a residential practice who had experience designing and building small spaces, including her own Modernist mobile home in Ojai. It took several years before the city’s ADU Standard Plan Program was unveiled to help streamline the permitting process for accessory housing units or secondary units in a larger property, as part of the plans to alleviate the housing shortage.

Many ADUs are built as short-term rentals or as offices and guesthouses. Shock, however, designed the second home to do exactly what the new program intends to do: add to the much-needed housing stock.

In an effort to preserve the yard, Shock designed a 740 square foot raised ADU, which left 460 square feet of living space between the two homes.

The Los Angeles County office vacancy rate hit 17.6% in the second quarter, little change from the first quarter, CBRE said.

The Los Angeles County office rental market is showing early signs of stabilizing as businesses lose space at a slower rate in an apparent calculation that better times are ahead, writes commercial real estate reporter Roger Vincent.

Office rental in Los Angeles County fell to its lowest level since the Great Recession in the April-June quarter of last year.

Job vacancies rose again in the second quarter of 2021 compared to the period a year earlier, but at a slower pace as the number of signed leases increased as the economy began to recover, brokers said. real estate.

His guest is Assembly Member David Chiu (D-San Francisco), chair of the Assembly’s Housing and Community Development Committee and one of the key lawmakers involved in the housing protection debate.

In a crime thriller read, the drama of a $ 1.3 billion Ponzi scheme that stole thousands of investors to fund the luxury lifestyle of the accused continues to unfold years later , while The Associated Press reports that two other Californian men, Dane Roseman and Ivan Acevedo, have pleaded guilty in federal court in Miami to orchestrating the scheme. Better known as France’s premier wine region, Bordeaux also offers beautiful Gothic and Beaux-Arts architecture, museums and mansions (it follows Paris as the city with the most listed or registered monuments in the country). It is also a port city – the Garonne runs through the center – with an excellent gastronomic offer and a lively nightlife. We recommend visiting between May and November if you want to visit the vineyards – go in September to catch the harvest time. But with so much to see and do, Bordeaux makes for a stylish city break any time of the year.

The Sources of Caudalie

Treat yourself to a five-star spa vacation at Sources De Caudalie. Located next to a peaceful lake, you will feel like you have arrived in the countryside, but it will only take you 20 minutes by taxi to get to the city center. The hotel’s ‘vinotherapy’ treatment menu was inspired by products from the region and there are indoor and outdoor pools. Additional outdoor amenities include a tennis court, a 3-hole pitch and putt golf course and free bicycle rental to explore the surrounding vineyards of Chateau Smith Haut Lafitte. The building is grand, but it was designed using materials salvaged from local farms. And, associated with its own vegetable garden, Les Sources De Caudalie has an excellent carbon footprint.
