A developer wants to turn 155 acres of lush land along the Guadalupe River near Canyon Lake into luxury homes and recreational amenities.

Plans for the ‘riverside resort community’ – which will be built on FM 306 from the Whitewater Amphitheater – include 242 hospitality sites, a 1.7 mile hiking and biking trail, swimming pools, lagoons of natural springs and cabins for kayaking, fishing and paddle boarding.

A commercial component with a restaurant, bar, and recreational options such as tube access and a shuttle service to Gruene is also part of the development, which is dubbed The Bluffs on the Guadalupe.

“It’s just a very rare and unique treasure,” developer Will Korioth said of the land.

Korioth said he has been growing around the river since 2003. His other projects include the Closed Oxbow on the community of Guadalupe and the Hideout on the Horseshoe Huts, both across the river from The Bluffs. He also owns the Whitewater Amphitheater.

Project Bluffs is his biggest endeavor, he said.

He started talking to the owners about 15 years ago about purchasing the land, which includes acres of cypress trees. He bought it in January and raised funds from family and friends to develop it.

The Bluffs will have 26 one acre lots with 120 feet of shoreline and smaller lots in three acre pods.

Builders have yet to be determined, but prices could start around $ 750,000 and people will be able to rent out their properties, Korioth said. Most homes will be 2,000 to 2,500 square feet in size.

Due to the limited supply of housing available in the area and the proximity to activities in New Braunfels and Gruene, he expects demand from out of town buyers to be high.

The median price of a home in Canyon Lake was $ 418,500 in August, up 29.7% from the same month a year ago, according to the Four Rivers Association of Realtors. In New Braunfels, the median price rose 21.2% to $ 315,000 during the same period.

Inventory – measured as the average time it takes for a home to sell if no new homes are listed – was 1.6 months in Canyon Lake and 1.5 months in New Braunfels last month . This is down from 2.1 months and 2.3 months, respectively, in August 2020.

“What you’ll see is that the people who buy aren’t really from New Braunfels,” Korioth said of The Bluffs. “They’re going to come from Houston and scattered all over the place. “

A first shovelful of soil is scheduled for the end of 2021 and lot reservations will open in January 2022.
